Greenbrier
This is me on the first tee at the Emerald Golf Course
This picture was shot during the winter and you will notice the normally lush green
fairways and tee box have turned brown. The Emerald Golf Course is located in the highly desired Greenbrier subdivision. This upscale
neighborhood is near the center of New Bern and is convenient to just
about everything. It is a semi private course and welcomes play from non
members.
Greenbrier is a neighborhood that is well suited for retirees as well
as young families. I would guess you have around 65% retirees and 35%
professional working families living here.
Greenbrier has a nice varity of homes ranging from large 2
stories located on one acre lots, to town homes and small patio homes with all
exterior maintenance taken care of for you. Home
prices range from $175,000 to $550,000.
The entire development surrounds an 18-hole championship golf course designed by
renowned golf architect Rees Jones. The course measures 7000 yards from the back tees but only the
young limberbacks dare to play from there. The other 3 tee boxes make this course
a very challenging but fair tract. It is generally in great
condition.
The Country Club includes an Olympic-sized pool and four lighted
tennis courts. Golf club members can sharpen their skills on one of
the finest practice facilities in the area.
All this for very reasonable monthly dues.

past 20 years. Reasonable priced homes, reasonably price golf

Riverbend Golf and Country Club

Riverbend was the 3rd golf course community in the New Bern area.
The Riverbend development was started in the late 1960's. At that
time Riverbend was
considered to be way out in the country, but in fact it is only 10
minutes or so from mid-town New Bern.
The picture above shows the Riverbend Marina. In
addition to golf and tennis, boating is very popular in this
waterfront community.
Riverbend golf course was built in the early 70's by
Gene Hamm. Gene designed
quite a few golf courses in the Pinehurst and Myrtle
Beach areas. It is a semi private course that is very affordable for those that
want a nice golf course but don't want to pay a fortune to play golf.
Non members are also welcome.
Frank Fragale, the
current owner; completely rebuilt the greens and fairways
about 8 years ago and now Riverbend is now considered one of the areas best
maintained golf courses. In addition to
rebuilding the golf course Frank tore the old clubhouse
down and built a new facility complete with a well
stocked pro shop, restaurant, and
banquet room. Also included in club membership are
access to tennis courts and the areas largest
swimming pool. Shown below is a picture of the
practice range.

Riverbend is a warm friendly community with a
mixture of young professionals and retirees that
have moved here
from all over the country. The majestic Trent River winds
around the south side of Riverbend and the Riverbend
Canal cuts through the center of town. Riverbend has
very reasonably priced waterfront and golf course homes.
Another attraction to many are the miles and miles
of pedestrian friendly streets.
For boaters
that do not live on the water there is a 100 slip
marina in Riverbend that will accommodate up to 54'
boat.
For those that would rather play
tennis, Riverbend is home to the areas finest tennis
facility.

Riverbend
consists mainly of single-family dwellings, most
with attached or detached one and two car garages.
In recent years, clusters of townhouses and duplexes
were added to the community. Home prices range from about
$80,000 for a non-waterfront townhouse to $500,000
for a larger home on the Trent River. It is hard to beat Riverbend for affordability convenience to New Bern.
It is one of my favorite golf course communities.

Taberna is one of New Bern's newer golf course communities. Located about 5 miles
South East of
downtown New Bern on US 70 East and 25 miles West of Atlantic
Beach this development was started in the mid 1990's.
The Taberna golf course is well manicured and user
friendly, with wide fairways and rather large greens. This is not to
say it is an easy course, however it takes a rather errant tee ball
to get you into trouble. In my opinion it is a fine layout. It is a
private course so you have to be a member to play here.
Taberna Country Club has a full-service clubhouse
with pro shop, restaurant,
tennis courts, and junior-Olympic sized pool with a pool-side snack
bar.
If tennis is your game, you'll enjoy the four,
lighted championship Har-Tru courts. Features of the community include rolling hills, dense foliage,
lakes, streams and wetlands, along with pedestrian trails. A canoe
dock leads to the beautiful Brices Creek which meanders for miles
into the Croatan National Forrest.
Residences at the 1,100-acre golfing community include
mostly single family homes with some patio homes and golf villas scattered throughout.
This community is attractive to both working professionals as well as retirees.
In Taberna you will find some of New Bern's finest custom homes as it seems
builders were all trying to out do one another. Real estate prices range from $200,000
to $500,000.
The close proximity to downtown New Bern,
Cherry Point, and Atlantic Beach, a great golf course, and
large assortment of homes make Taberna one of the
areas most popular golfing communities in Eastern

Trent Woods

The picture above
show me lining up a putt on the 18th green at New
Bern Golf and Country Club. In the background is the
17th green and 18th tee. To the right you see a
portion of Eastern NC Yacht Club. Notice the shrubs
by the 18th tee box NBGCC. New Bern Golf and Country
Club is the oldest course in Eastern North Carolina.
The front 9 was designed with the help of
legendary golf architect Donald Ross.
New Bern Golf
and Country Club is located in the quaint town of Trent Woods. This
highly desirable community is absolutely amazing in the spring as
the vast array of dogwoods and azaleas frame the winding country
roads that carry you through the various neighborhoods.
Trent Woods is located adjacent to the city
of New Bern and bordered on the South side by the
picturesque Trent River.
New Bern Golf course is short, 6000
yards from the championship tees, but very challenging. I have seen
0 handicapers shoot in the 80s. The tiny elevated greens make even
short shots very challenging. And when you miss a green the long Bermuda
grass can make even low handicappers look silly. A truly great golf course. The 17th and 18th
are played over the Majestic Trent River and are 2 of the finest
finishing holes you will find.
The Clubhouse is hands down the
finest in Eastern NC and one of the finest in the entire state. You
really have to see it to appreciate the natural beauty and scenery.
From the bar and dining room you can watch golfers hitting into the
18th green or watch boaters enjoying the beautiful waters of the Trent River.
Because Trent Woods is a mature community most of the homes are
over 25 years old and many date back to the late
60's and 70's. Because of this you will probably be
doing some remodeling and updating if you buy here.
But the convenience and maturity of the landscape
make this a very popular zip code.
Homes prices in
Trent Woods range from $150,000-$500,000. Waterfront
homes range from $400,000 on Wilson Creek to well
over $1,000,000 on the Trent River.
Only minutes from shopping, medical care, good schools,
and historic downtown New Bern; Trent Woods is
a golfing community that appealing to both young professionals and retirees.
FYI it is about a 25-30 minutes to the back gate of
Cherry Point Marine Air Station.

Carolina Colours
Carolina Colours is New Bern's newest golf course community. Located about
6 miles
South East of
historic downtown New Bern and 25 miles West of Atlantic
Beach this development was started in 2005.
Sidewalks and bike paths connect the different neighborhoods located
within the community. The activities in Colours include a social pavilion,
golf course, and planned pro shop, tennis, fitness, and rec center. Home
prices rage from $200,000-$500,000. There are plenty of home sites to
choose from for those that would like to custom build a home.
The Carolina Colours golf course opened in late 2010 and I have
played it a couple of times. I will say it is one of my favorite
golf courses in the area. The course was designed by world class designer
Bill Love. 7100 yards from the back tees is a little more than I
want to tackle; however there are 4 other tee boxes making it a comfortable
fit for any golfer regardless of skills.
The close proximity to downtown New Bern,
Cherry Point, and Atlantic Beach, a great golf course, and
large assortment of home sites will no doubt make
Carolina Colours one of the areas most popular
golfing communities in years to come.

Carolina Pines
The picture above
was shot from the 15th green at Carolina Pines Golf
Course and shows the mighty Neuse River in the
background. The river is some 3 miles wide at this
point and a few miles down stream it widens out to
become the widest river in the United States.
Carolina Pines is only about 2 miles from Havelock
and Cherry Point Marine air Station and about 12 miles from New Bern.
An added attraction for residents of Carolina Pines is
that it is only about 20 miles from Atlantic Beach.
Carolina Pines offers a wide selection of house
styles and Price ranges. Home Prices range from
$175,000-$650,000 so finding an affordable home
should not be an issue.

Fairfield Harbour

Fairfield Harbour offers a unique lifestyle
with golf, tennis, walking, fishing,
jogging, and bicycling. There is a nice indoor pool and
workout facility available to those willing to pay a
small monthly fee.
For boaters and sailors
Fairfield Harbour has 4 marinas with over 450 slips. Northwest Marina is
shown in the picture on the left.
Home prices in Fairfield range from
$150,000-$350,000 for interior homes and
$250,000-$450 for waterfront. Building Lots are still available
and range from $10,000-$150,000. This very
affordable community is still going strong.
The golf course is a Rees Jones layout and is interesting as well
as challenging.
It is open to the public and is easy to get a tee time.

New Bern, NC is located about 35 minutes from Morehead City and the Atlantic Ocean. Marine Corp Air Station Cherry Point

Great selection. There are
quite a few homes for sale in New Bern. Although we are
faring better than most of the country we still have an
excellent selection of homes available
in various price ranges.

No bidding wars. In 2005 and
2006 buyers often had bidding wars on homes for
sale in New Bern. This is rarely the case today.

You can make an offer. Not
long ago you were wasting your time to make an offer on
a home for sale in New Bern that was below the asking price. Not the case today.

In the turbulent times of a few years ago you needed to

Let's
sum it all up
It is a definite buyers market. And yes, mortgage rates are at a 50 year low. Unfortunately when the opportunity to buy is high,
buyer urgency is often low. Why is this the case? Largely because the
national media thrives on bad news. The media often gives out uninformed and sometimes ridiculous advice. The media bad news frenzy has scared many potential buyers and prevented them from buying now when interest rates are low and home prices have fallen to attractive levels in many areas.
This is ironic because when interest rates were higher and home prices were out of sight the media was cheering folks to hurry up and buy a home they could not afford. It was a classic
sellers market yet folks were
participating in bidding wars to buy. This type of herd mentality is insane.
So take it from me, someone who has been in the real
estate business over 25 years. If you need a home now is a great time to buy. I personally do not think interest rates will remain
this low for an extended time. If you try to time the
market and catch home prices at their rock bottom you might pay a higher interest rate which could more than offset a small drop in prices.

Where to Retire

Bern is featured in the July-August 2008 Where To Retire
Magazine, one of the leading magazines for retirees looking
to relocate. The magazine is not available online and the
following information is quoted from the article.
When Dave and Barb Rohrbach retired in New
Bern, they were looking for a comfortable neighborhood and
an interesting town with history. Comfort was found in a new
home they built in a suburban golf community, but the
history was downtown, where they quickly found themselves
part of an American scene that has been unfolding for almost
300 years. As a volunteer with a dedicated green thumb, Barb
helps ensure that the magnificent gardens of the Tryon
Palace continue to burst into blooms each spring as
thousands of visitors come to visit New Bern.
Barb 57, and Dave, 61, who lived in
Manchester CT, investigated several retirement locales in
Florida and the Carolinas before stumbling on New Bern
during a trip in August 2002. At the suggestion of a friend
they had gone to look at Wilmington, NC, and as they
returned they discovered New Bern resting picturesquely on
the Neuse and Trent Rivers, its downtown church steeples
visible from the bridge on highway 70.
The sight prompted an overnight stop, a
spontaneous act that changed their lives. Congenial,
friendly people and the charm of New Bern's colonial
character quickly won them over. In 2003 they bought a lot
in the suburban Taberna community and built a three bedroom
home that they rented out before selling their Manchester
condo and moving in 2005.
Their quiet rural setting is only 10 minutes
from downtown New Bern , where three historic districts
boast Georgian, neoclassical, federal, and Victorian
architecture. Early statesmen, artisans, and business
pioneers lived here, and many of the workplaces have been
restored as offices, restaurants, and shops.
On the corner of Pollock and Middle streets in historic
downtown New Bern is the pharmacy once owned by Caleb
Bradham. Here Barb greets customers with, welcome to the
birthplace of Pepsi. While growing flowers at Tryon Palace
is her volunteer job, Barb works twice a week as a paid
"soda jerk" in the restored pharmacy where Brad's drink
later renamed Pepsi-Cola was invented.
It's such a great down, Barb reflects from behind the
old-fashioned soda fountain as tourist wander in and out. It
will be New Bern's 300th anniversary in 2010, and a great
effort is being made to highlight the city with updated
structures and streets.
Dave, who occasionally drops by the soda fountain for
refreshments, is usually busy doing his volunteer work with
habitat for humanity and the chamber of commerce.
Steeple bells from half a dozen historic churches announce
the hour, and patrons fill friendly restaurants and shops
aptly named Middle Street, which bisects downtown.
Judy, a former bank executive in Sarasota, also works
part time downtown New Bern as a loan-servicing agent with
the Neuse River Development Authority, a non-profit lending
organization. "There are art galleries and a civic center
and so much theater talent for a small town. Costumed
characters in Colonial garb work the streets greeting
people," Judy says.
Originally from Maryland, the Bowdles are "halfbacks" who
decided to move halfway back north to retire in North
Carolina's four-season ambience. They wanted something near
the water, and their 3 bedroom home in New Bern's upscale
Greenbrier neighborhood is 10 minutes from their 20 foot
boat at a small marina on the Neuse River. Golf is another
pastime, and during their breaks from their "jobettes," they
enjoy the nearby Emerald Golf Course, where their initiation
fee is $900 and monthly dues are $188 for full golf
