As a Realtor I want everyone to be successful in selling their homes. That helps create a healthy Real Estate Market. This webpage will give you some tips on how to market for sale by owner homes. Tip number 1

Put a for sale by owner sign in your yard. Pretty obvious but believe it or not some folks do not do it. They may not want their neighbors to know they want to sell their home. According to National Association of Realtor statistics yards signs do in fact help sell homes.

Tip number 2

Put directional signs at the intersections closest to your home. Folks don't know where your home is located on the 3rd street on your left in Brices Crossing. Help them find your home.

Tip number 3

Flyer boxes and Flyers. Put a flyer with a list of your homes featured properties and the price on your yard sign.

Tip number 4

List your home on the many free websites available on the internet. According to the National Association of Realtors 90% of home searches begin on the internet.

Tip number 5

Newspaper ads are expensive but if done strategically can be sometimes be effective. Be creative and try to stand out from the crowd.

Tip number 6

Put informational flyers at your local restaurants, stores, etc. Not a hign percentage endeaver but does not cost a lot either.

Tip number 7

Open houses. The key is having strategically placed signs and advertising. Very few homes are sold by open homes but the cost to host one is minimal.

Tip number 8

Make sure all your friends and relatives are aware you are selling your home. Doesn't cost you anything and the more folks that are aware that you are selling your home the better the odds one of them may know someone that is looking for a home in your neighborhood.

Tip Number 9

First impressions are lasting impressions. Your property needs curb appeal or buyers will get a bad impression before they even get into your house. I can't stress enough how important this is. Make sure your home has great curb appeal.

Tip Number 10

Have a friend do a sniff test of your house. I have walked into homes that reeked of pet odor or smoke. Big turn off and will make prospects quickly leave the home. If you are a smoker you may not even be aware of the lingering oder but everyone else is. Same with pets.

Tip Number 11

De-clutter. It is impossible for your house to show well if the walls and table tops are filled up with pictures and personal items. You may think the 20 family photos on your bedroom walls are great, but to a perspective buyer they are not and distracts their attention away from determining if your home works for them. Remove excess toys, furniture, and personal items and put them in a storage unit until you can sell your home.
