What is a Condo?
Condo property owners own the inside of their units. They do not own the land under their unit, nor any ground outside of the unit. Every condo development has common areas such as recreation areas, sidewalks, parking lots, etc. Condo owners share ownership of the common areas with other owners. Typically the owners pay dues to a homeowners association to cover the costs of maintaining the common areas. They also may pay other expenses such as management fees, Liability insurance on common areas, and taxes. Many condos also have an account set up to cover certain exterior maintenance.
What is a Townhome?
Townhouse owners own the complete unit, including
exterior surfaces and the land on which the unit is built. Usually there is some land outside of the unit that is also deeded with the property. Usually there is an HOA that will collect dues from each homeowner and pay any expenses that are common to all owners. Also, like condos, many townhomes also have an account set up to cover certain exterior maintenance.
Both condos and townhouse developments have common areas of the property such as recreation areas,
sidewalks, parking lots, etc. Condo owners share

while common areas in townhouse developments are
usually owned by the homeowners association for the
benefit and use of unit owners. Either way, owners
typically pay dues to a homeowners association to
cover the costs of maintaining the common areas, as
well as other common area expenses such as insurance, taxes, lawn maintenance.
It is important for you to do your due diligence on the restrictive covenants, bylaws, etc. that pertain to an HOA before buying. It is also a good idea to talk to the HOA president and manager and ask them questions about the HOA.
Downtown New Bern Condos
Downtown New Bern currently has five condominium sites. They are listed below. The brick building in the center of the photo is Skysail.

- Bear Plaza
Living in the downtown historic district is great. There are 12 restaurants downtown and there seems to always be something going on. With three very active civic theaters, the New Bern library, sidewalks for walking or riding a bike, and the most mesmerizing water vistas in North Carolina, it is no wonder we are getting more folks looking to live there. Queens Point townhomes, shown below, come with a boat slip, however all of the rest are within walking distance of a marina.

Riverbend Condos and Townhomes for sale
Riverbend is a great place to hang your shingle. Golf, tennis, navigable waterways, pedestrian friendly roads, and only 10 minutes from the center of New Bern are just a few of the reasons that this is such a nice community to live. And to top it off, plenty of reasonably priced condos and townhomes. Riverbend is an incorporated town with a tax rate of $265 per $100,000 valuation. The Pier Point condos come with a boat slip that is included in their HOA dues. All of the units are located within walking distance to a marina, tennis, and golf.
If you are looking for a small town atmosphere and affordable real estate, Riverbend might work well for you. Note that Pier Pointe townhomes come with a designated boat slip. Also some Give me a call if you have any questions.

Riverbend Condos and Townhomes for sale
Trent River Villa
Trent River Villas are the newest Townhomes in the New Bern area. They are located about 5 minutes from Historic downtown New Bern by car or boat however they are not in the city limits. Also close to Brinson Elementary School, Croatan National Forest and Creekside Park. Each waterfront unit comes with a deeded boat slip. The water is deep here, approximately 6-8 feet, so this might be a good choice for boaters.
There are currently 14 waterfront townhomes and 7 that are located off the water. All units have ground level garages with elevators from the garage level that goes to the 1st and 2nd floors. The garages are deep enough to park 3 cars.

Trent River Villas
Olde Towne is located about 5 minutes from historic downtown New Bern and also about 5 minutes from midtown shopping centers and medical care. These unique townhomes are sit on the Trent River and each unit has fantastic waterfront views. Olde Towne townhomes come with a designated boat slip, so these work well for boaters.
The garages are on the ground level, living space is on the 2nd and 3rd floor. There are not any elevators so if you have bad knees, these townhomes may not work for you.
Olde Towne townhomes were built in the early 1980's so you can expect to do some upgrading. Even so they are still considered very desirable due to their location and waterfront views.

Fairfield Harbour Condos and Townhomes
Fairfield Harbour is a gated retirement community located about 20 minutes East of New Bern. FFH is not in the city limits, so you do not pay any city taxes. However, HOA dues are around $800 a year. Included in the FFH HOA dues are 24 hour security guards, several community parks, fishing pier, boat ramp, private roads, and a community building. Within the community is a semi private Rees Jones designed golf course as well as the largest marina in the area.
FFH works well for serious sailers, power boaters, and fishermen because of its deep protected waterways and its close proximity to the inner-coastal waterway. You can't beat Greenbrier for convenience. It is just minutes to everything New Bern has to offer. Within the community is one of the areas favorite golf courses, The Emerald. For more information on the Emerald click the link below.

Bridgeton Condos and Townhomes for sale
Eastern Shore Townhomes are located on the Neuse River about 10 minutes from downtown New Bern. These reasonable priced townhomes come with a deep water boat slip which is great for power boaters and sailors. Another amenity that is included in the HOA dues is a swimming pool that is open during the warmer months.
All of the units have a view of the mighty Neuse River as well as water access. HOA fees are $200 a month and cover exterior maintenance on the townhomes as well as common area upkeep.

Trent Woods is an incorporated town that is adjacent to the city of New Bern. It is just minutes from all major shopping and medical. City taxes are very reasonable at $170 per $100,000.
Trent Woods works well for retirees as well as working professionals. You can even ride your golf cart to New Bern Golf and Country Club, of the oldest, and best, golf courses in the state.

Taberna is located about 10 minutes from the center of New Bern. It is comprised of around 800 homes including a limited amount of townhomes. Taberna is a newer community so the townhomes are newer and will not require a lot of upfitting.
